PRESIDENT'S LETTER

May 2025 Aloha Kanaloa Owners, The annual homeowners' meeting was held on April 25 with good attendance. Our President, Wayne House, could not be there, so I did the best I could to fill his shoes.The previous evening, we had a wonderful owners' party at the Ocean pool, with lots of good food, much of which was prepared by Kanaloa staff. A shoutout to our good friends Kimi Nagatoshi and Lance Owens with Luva Real Estate, who provided the drinks. Kudos to Cindy Orlando, Wendy Benson, and their helpers for all the work in putting this together. The ‘ohana spirit is kept alive at Kanaloa by owners willing to jump in and make events like this happen. Elections were held for the three open Board positions. The only candidates running were the current Board members, Bill Wesslund, Tony Almaraz, and myself, Steve Tanberg. We therefore had an Election by Acclimation, and the three of us were reelected to serve three-year terms. Bill Wesslund gave an update on the termite tenting project. Bill has done yeoman’s duty in this endeavor, working with the vendor to maintain the schedule they had set, educating homeowners on proper preparation, and physically going into apartments to make sure they were ready for fumigation. His help to Jim Heather and our Maintenance team has been invaluable. The Revised House Rules were to be voted on at the Board meeting preceding the Annual Owners’ Meeting, but a last-minute change to the pool rules necessitated delaying this vote until all owners can be informed of the change. The proposal for a fitness center somewhere on property was discussed, with strong opinions both for and against. A survey on owner opinions regarding this matter will soon be sent out. By the way, for owners who would like to work out while at Kanaloa without driving all the way into town, there’s now a facility in the Keauhou Shopping Center called “SpinLuvPlay” that offers fitness activities. They reportedly offer memberships for as little as a week at a reasonable price. The owner of the company who cleans our pools submitted a letter to the Board proposing a coffee shop at the Ocean pool in the bar area of the old restaurant site. It would just be open during the morning hours, selling coffee, tea, pastries, etc. The Board is awaiting further details from the prospective tenant as to how he plans to address upgrades to the space. We will keep you apprised of these plans as they either progress or fade. It was good to see so many owners both at the party and at the annual meeting. Owner involvement in Kanaloa activities is critical to our maintaining a community spirit. Mahalo nui loa to all those in the Kanaloa ‘ohana who attended these events.

May 2025 Aloha! In the normal flow of life at Kanaloa, there is usually a big sigh of relief from the staff and me when we reach the month of May. The Annual Homeowners’ Meeting is finished, and the Snowbirds have gone home. Now is the time to lick our wounds and catch up on all the things we couldn’t get to in the winter. Not this year! The Monday after the Annual Meeting, the termite tenting began. I thought that this project could not be any harder than the asphalt project. I was dead wrong! As I write this article, we are finishing the third week of the four-week project. I have been walking so many steps and climbing so many stairs, I have started to do something I have never done before in my management career . . . wear short pants to work! We are almost at the finish line for this portion of the tenting project. I would like to thank Bill Wesslund for all his help with the scheduling, training, and preparation inspections. For some reason he chose to go back home to be with his wife instead of staying with me and bagging consumables. Why did you have to leave me! It ended up being ok, because Ken stepped up and has been instrumental in breaking into the owners’ closets for which we didn’t receive keys in time. In addition, the Ocean Pool Bathroom Remodel and Tennis Court Resurfacing projects were approved at the April Board Meeting and will begin as soon as the chosen contractors can mobilize. Speaking of the Annual Meeting, it was great to see the rekindling of an old tradition of employee involvement at the Homeowners’ party. The employees really value the appreciation they feel from the Kanaloa ownership ohana, from the Annual Employee Appreciation Party every January to the “mahalo for your hard work” comments you share daily. This year, our Maintenance team manned the BBQ and cooked up some amazing ribeye steaks. Tarik is not only a great gardener, but he is also a great cook! While Tarik was cooking, Ken made sure the beer remained at the proper temperature and assisted in donating empty bottles to the recycling fund. Joy and Mel from Housekeeping brought their Filipino delicacies of Pancit and Lumpia, and Lei and Mapu from the Front Desk brought local comfort foods Ahi and Marlin Poke, Lau Lau, and Pani Popo (Coconut Bread) for dessert. The Ocean Pool is certainly a magical spot to have a sunset party, which I am sure some of you already know! There is one more major reserve project on the horizon. Phase III of the exterior painting project will begin at the end of March 2026 starting at Building 1 and will work toward Building 12, with a completion date of mid-August. The final details of the schedule are being worked out and will be distributed soon. Please block out these dates as soon as you receive the schedule. Painting is not noisy work, but it is intrusive to the guest experience and there is no escape from the smell of paint. Mahalo for your cooperation!
