PRESIDENT'S LETTER

Aloha Kanaloa Owners,
First, I would like to thank the Castle staff, the board members, and all who attended the October Board of Directors meeting, whether in person or by Zoom. I feel that we accomplished quite a bit, including our Budget and Reserve projects for 2025. The major reserve projects scheduled for 2025 include remodeling the Ocean Pool bathrooms, resurfacing the tennis courts, and repainting them to accommodate Pickleball and Tennis, and the final phase of our irrigation renovation. We had some very good discussions regarding insurance (which will continue to be an issue for all homeowners throughout the country), termite tenting, the paving project, and guest first impressions of Kanaloa. If you missed the meeting, I hope that you will consider joining the next Board meeting (scheduled for January 31, 2025). I cannot possibly summarize for you all that happened. I would also like to thank Bill Lamberton for his service on the Board of Directors at Kanaloa. He has been a board member for many years, serving as President, Vice President, Treasurer, and Director. Sadly, Bill has resigned from the Board as of this October 2024 BOD meeting. We all wish him well and hope to see him and Sandy around the property soon. Bill’s leaving creates an open seat on the BOD. The Board plans to appoint a new member before the January meeting. If you are interested in serving on the Kanaloa BOD, please contact Jim Heather for more details. As I mentioned, insurance will probably continue to be an issue for us all, no matter where we call home. With that in mind, it has been suggested that we create an Insurance Advocacy group that would look into options and the right questions to ask about insurance for Kanaloa and Hawaii Condo Associations in general. If you have insurance experience, either as an insurer or someone who uses commercial or large residential insurance, we would love to have you get involved. We would like this group to assess our requirements by the April timeframe so we can make any adjustments before the expiration of our policies in June 2025. Thank you also to all the owners who have taken care of the Special Assessments for Insurance, and the Termite Tenting project scheduled for April/May 2025. There are still a handful of owners who have not forwarded the funds for these assessments. As a reminder, the second installment of the Special Assessment for the Termite project is due by 3/15/25. Plumbing inspections and repairs to “high-risk” items noted on your report from PSI need to be completed by 2/28/2025 and reported to Jim Heather. After this date, the AOAO has the authority (514b) to enter the units and complete and bill for these repairs. There are a very few owners who still need to take care of this, but these “high-risk” items (typically angle stops and old supply lines) are the weak points in our units that are usually the easiest to fix. I encourage all owners who need to do repairs to contact Jim to discuss the report you were given by PSI. If you can’t find it, Jim can forward you another copy. January Staff Appreciation lunch--We need volunteers to help with their time and/or donate a few bucks to accomplish this really fun event. The staff really looks forward to it, and it’s a great time to meet and thank all of those people who help make our property and units so appealing to our owners and guests. Aloha!
Sometimes I feel there is only one season at Kanaloa and that season is HOT! But I can always tell when winter comes to Kona because Kanaloa gradually starts filling up with owners and guests heading into the snowbird season. Before you know it, water aerobics will be happening again at the Quiet Pool. Hopefully some of the other owner-coordinated events that started last year will continue, like the First Monday owners’ gathering at the Ocean Pool and the weekly pickleball get-togethers. So, for all our owners who get to feel the chill of winter, hot Kona is waiting for you! Now on with the show.
The Q4 Board of Directors meeting was well attended this year. My biggest takeaway from the meeting was that if owners see something on property that needs to be fixed, a safety issue, or just looks bad, please let me know as soon as possible so we can fix it right away. We all want Kanaloa to be at its best. and your feedback will be greatly appreciated. For future meetings, Castle’s IT person, David Saito, has come up with a plan to upgrade our audio-visual capabilities to improve our Zoom audience’s experience for our meetings next year with a new sound mixer, speakerphone, speakers, and a huge TV that will be stored in my office during football season! We may even get to retire the heavy projector screen that reminds me how old I am every time I set it up.
We are on the home stretch for the completion of the asphalt project, with only the main road left to be paved. I saved the most agonizing part for last because I thought I would have quit before we got that far, but here I am typing the word “asphalt” for the millionth time, so you’re stuck with me. I think this is a great improvement for Kanaloa and can’t wait for a big rain to come and wash the construction dirt off our new roads. Mahalo to all the owners for coordinating keys to move your cars. If your car was upgraded to a nicer model in the process, please thank Ken!
On a serious note, I have had two owners inform me that they had their HO6 homeowners insurance cancelled for making water leak claims. One was cancelled after the second claim and the other after just the first. They had very difficult times finding anyone to insure their units after being dropped, and both ended up selling their units. This is a very scary situation for homeowners and highlights the importance of mitigating water leak risk as much as possible.
I want to remind everyone who has read this far that termite tenting is coming in April and May of 2025. The schedule is on Kanaloa’s website, kanaloacommunique.com which is the website you are reading this newsletter on right now. So, click over on the “Documents” tab and it should be at the top of the page. I hope we have recovered from the asphalt project by then to have the energy to tackle this major undertaking.
