PRESIDENT'S LETTER

April 2026 Homeowners MeetingAloha! I want to thank all those present and on Zoom for the April 24, 2026 Annual Meeting of the Kanaloa at Kona AOAO. I also want to thank our guests from Castle Resorts, Renette Carpio, Dean Yamamoto, Lynn Shimabukuro and Matt Bailey, for all of their help and input for the meeting and support for Kanaloa. In case you didn’t hear, Kona was hit with a pretty bad rain and windstorm in mid-March. I heard there was near 10 inches of rain in one day, including strong winds that pushed the rain horizontal! Jim reported that at least 29 units had some type of leak from the storm and the property also lost several palms with the wind. Several Lipstick Palms by the pickleball courts were lost and Puna will be replanting in that area.
Other than the storm, Kanaloa is looking as good or better than it ever has. I’d like to thank Puna Landscaping and our GM, Jim Heather, for making Kanaloa one of the prettiest properties on island! As you all know, there is always a lot going on at Kanaloa, so here is a bit of a rundown of past, current, and future happenings. First, I would like to welcome Mark Holzwarth to the Kanaloa Board of Directors. The Board appointed him to replace Tony Almarez who sold his condo shortly after the January meeting. He is a long- time owner at Kanaloa. Mark is retired from the US Air Force and he and a partner own a general aviation training, renting and servicing business in New England. He is well-versed in preventative maintenance. He will be a great addition to the Kanaloa BOD. Along those same lines, Wendy Benson, George Pittman and Mark Holzwarth were elected by acclamation (as there were no other candidates for the three open positions) and will continue to serve the Kanaloa community. Board officers are the same as last year with Steve Tanberg as VP, Wendy Benson as Treasurer, and George Pittman as Secretary. I also want to ask that any owner who is interested in being a part of the BOD to submit a short bio to Jim Heather (jheather@castleresorts.com), or any member of the BOD. We are always looking for great skills to enhance the capability of the Board to keep Kanaloa as great as it is. There were about 70 people in attendance at the Owners Reception (pictures here) on Thursday night before the meeting on Friday. The new pavilion furniture (pictures here) which was set up in April has been a big hit. This event is always one of my favorites, as I get to see and talk to many owners face to face instead of from the front table at a meeting. We had a green flash sunset and delicious food; much brought or made by several employees, and libations courtesy of Kimi and Lance of Luva Real Estate. Big thanks to Wendy Benson for coordinating this always-fun event. While these parties are a lot of fun, they’re a lot of work during a busy week of board duties. We’ll be moving these to Tuesdays instead of Thursdays so there’s more time ahead of Friday fun. The Ocean Pool bathrooms are almost complete. We are waiting for sturdier partitions and entry doors. These items are on order, but the wait time is 2-3 months. While you are down at the Ocean Pool, it’s hard to miss the new furniture under the pavilion. It is a really nice upgrade and enhances the look of the area. Also related is the update of the bar area. The plans are in the works to make this an option for owner use and community get-togethers. It will hopefully include a refrigerator, cabinets, sink, and new tile on the bar areas. We started the Fairway-side painting project for buildings 1-12, which is scheduled to be completed in late August of this year. Make sure you check the schedule for when your unit will be mostly ‘out of service’. Please let your property manager know if you’re not in the Castle rental program. It will be a bit disruptive for any guests. Each building will take about 2 weeks to complete. Also, on the schedule for 5 days in mid-June (15th-19th) is the carport termite tenting project. This will finish up all the areas at Kanaloa. Make sure you give Jim Heather keys to your car, if you leave it on property. It will need to be moved to an open guest spot during the treatment of your carport. Also, your storage locker needs to be accessible (key to Jim if he doesn’t have one). These will need to be opened to check for any items like food (hopefully they only contain beach chairs, coolers, etc.). This project should not affect rentals, but will require a bit of parking logistics. The Lobby area is also scheduled for updates this year, including the bathrooms. More to come on this in the next few months. We do have music playing and you can watch TV in the Lobby area now. We have pathway lighting updates coming for buildings 1-4, cleaning of the pool decks at all three pools in May, replacing all of the pole lights along the entry road, and continuing structural work on some lanais. The Common Area Solar analysis has been put on hold. Most members of the BOD and several owners were concerned about roof installations and adding debt on the AOAO balance sheet (we are debt free). I do want to thank Kurt Goldsmith and Mikel Bryan for their investigation and analysis. Also, on the subject of roofing, we have contracted for an assessment of our roofs. We will need this for our upcoming Reserve Study which is done in conjunction with the budgeting for 2027. One final comment. When doing renovation/construction at your unit, please be respectful of your neighbors...above, below and to the sides. Let Jim Heather know of upcoming projects so he can let your neighbors (owners) know in advance. Please note that work cannot start before 8 am at Kanaloa. As always, much happens between meetings, and these were just the highlights. Plan on attending the next BOD meeting scheduled for July 31, 2026, to get the full picture of what goes on at Kanaloa. Aloha Snowbirds! As we all know, “Aloha” means “hello” and “goodbye”. So depending on what stage of your winter stay at Kanaloa is… “Aloha”!
There are two major projects happening at Kanaloa this year. The exterior painting of the fairway units (buildings 1 through 12) will be starting at the end of March and will continue until early August. West Side Painters have been painting Kanaloa for decades. They do a very thorough job and are easy to work with. There are no changes to the painting schedule which can be found in the documents section of the AOAO’s website, KanaloaCommunique.com. It is recommended that all lights, netting or other items that have been attached to the lanai rails or walls on the interior of the lanai are removed prior to painting. As a reminder, the units being painted can be utilized, but it is not recommended to rent to paying guests. The schedule is firm and will not be changed due to guest complaints. Ken Albert and his maintenance team have already begun carpentry work on entryways and lanai rails in advance of the painting. Ken will contact you if your entryway shall be addressed to work around your rental schedule if work is done prior to painting.
The other major project is the termite tenting of the carports in June. The carports were divided into four sections with each section being tented overnight starting the morning of June 15. Here are the key items you need to know: All cars need to be removed from the covered stalls for the tenting. If you have a car in your stall and you will not be on property during the tenting, you need to make arrangements to move your car to an uncovered stall. I can assist you if you supply me with access to your car key before tenting. If your unit will be occupied during this time, please advise your guest that they need to park in an uncovered stall from 8:00am of the tenting day until the tents are removed the following day and cleared for use. There will be signage with these instructions posted throughout the property. The last item is accessing the carport storage closet for inspection prior to tenting. The good news is Kanaloa maintenance has backup keys for most carport closets, except for about 15 which have had new locks installed. I will be contacting these owners to inform them they need to have their closet unlocked prior to tenting or to supply me with a key prior to tenting. The termite inspector is looking for any consumable items that are not properly double bagged in the special bags made for termite tenting. Unbagged consumable items will be disposed. Please contact me if you have any questions.
There are some projects from last year that are still continuing into 2026. While the original 22 buildings that were on the lanai lifting project have been repaired, the Board added four more buildings to be repaired to proactively replace the wooden “donut” that sits between the cement support pillars and the wood lanai beams. This “donut” was found to be the most susceptible area to wood rot. In addition, the Board has approved funds to inspect the three-story building’s wooden supports, some of which are hidden behind decorative siding.
Although the Ocean Pool bathrooms were renovated last year and have since been open for use, there are still some upgrades to these bathrooms to be done. The contractor will be replacing the temporary partitions with more attractive and more substantially built partitions that were specified in the contract. The sink fixtures will also be changed to the finish that matches the other fixtures specified in the contract, and the entry door to the bathroom will also be replaced with a fiberglass door that will better withstand the elements. The bathrooms are already a huge upgrade from what was there previously, and it will only be getting better. Mahalo to George, Wendy and Karen for all of your efforts seeing this project through.
